Model Land Company Deed: Warranty deed for Mary E. Peacock and Jackson Peacock

Henry Flagler’s Florida East Coast Railway (FEC) and Model Land Company purchased land for the railroad all along the east coast of the state. Julia Tuttle, considered the "mother of Miami," along with early settlers William and Mary Brickell offered to donate hundreds of acres of land in their possession to Flagler if he extended his railroad to Miami. In exchange, Flagler agreed to build a hotel (the Royal Palm) and finance infrastructure improvements, including the creation of a water works and an electrical plant.

The railroad reached Miami in 1896, and set the stage for the city’s incorporation that same year. Flagler continued to purchase land for the railroad right of way. This 1913 deed records the sale of land to the FEC from another one of the original families to settle South Florida, the Peacocks of Coconut Grove.
